The NW area has lots of quarter or third acre properties but they all hover around the $500,000 range. There are lots of new developments in the Centennial Hills area, but most are the 0 lot line kind of developments....but easily had in the 200-300k range.

We just moved into the area between Ann Rd and Centennial Parkway....but its big houses on big lots.

What are your needs in a house? How many bedrooms, bathrooms, garage, etc?

The older areas of town have smaller houses on still larger city lots.

lvmensch, sunftcret -- super helpful, thank you! We are visiting Vegas for a week in late June, so next month (my aunt's 70th birthday was the original reason for the visit, she and my uncle live in Henderson), and I wouldn't mind taking a look at some of these areas where you suggested just to get a better idea where we would want to be looking.

As for why I'd want to be close to the Strip? Well, this may shock the locals who think it's somehow cool (?!) to say, "Oh you never go to the Strip unless you have relatives in town," the Strip is a big reason why I'd choose to move to Vegas instead of, say, Texas or Arizona. The Strip is, after all, what draws people to Las Vegas. Beyond that they'd go somewhere else to vacation, and I have to think if someone says they rarely go to the Strip they're just leading a pretty boring life. You have some of the best restaurants in the world on the Strip, great quality entertainment, tons to do, why would you never go there?! If you don't care about the Strip, why not choose another nice weather state that has more job opportunities like Texas? There's also no state income tax there. It's a nice state, from what I've heard, depending on the city. Austin is great. So I'm not sure why people are shocked that someone would care about the Strip so much, when it's literally the main differentiator between Vegas and everywhere else.

Living in Vegas is clearly not vacationing in Vegas, and if I'm living there, yeah, I work from home, I'm going to be lounging by the pool, working on my company, writing, doing normal things the vast majority of the time just like everyone else who lives anywhere. But when I want to get out and have a nice meal, or go see a show, or play some Hold 'Em, no, I don't want to be 30 minutes from it. That'll just discourage me from going at all. The farther away you are from something, the more likely you'll just not bother to go. That's probably why so many locals say they don't go to the Strip either, who would if you're round trip 1 hour from it? Too big of a pain. I never went to the beach in Los Angeles when I lived there. Literally I went like twice in four years, because I lived Downtown and there's no way I was going to deal with traffic to get there. But if I lived in Santa Monica you're darn right I'd be at the beach every few days for sure! Location is everything when it comes to real estate. If I wanted to live in just another average suburban neighborhood again that was far from the one place I care most about in Vegas, the center of the entire state basically, then I'd just move elsewhere.

As a general rule, anything near the 215 is fine.

Right now housing stock below 300k is almost non-existent. The valley has a 2 1/2 month housing supply, well short of a normal 6 month supply. Good luck in that price range, you're going to need it.

We are from Texas, and there are reasons we are in the LV valley that have nothing to do with the strip. We have been living in the Anthem area (south Henderson) since March. We go to shows and dinner on the strip about once a week. However, why locals rarely go to the strip:

Many Henderson, Summerlin and other areas have fabulous casinos off the strip with shows, too!

Many good restaurants off the strip

Lake Mead is off the strip

Red Rock Canyon is off the strip

Mt. Charleston (20 - 30 degrees cooler) has skiing winter thru Spring and great hiking in the summer. About 30 min from the strip and a weekly destination for us over the summer

4 hour drive to LA for the ocean, 4 hour drive to Flagstaff or Prescott

Cheap airfares from LV to most domestic cities

Please note that getting to the venue (Mandalay Bay, Bellagio, Caesars, Wynn, etc) doesn't mean you're done. Parking, walking into the resort, and finally walking to the restaurant or ticket box office or venue takes time as well.

Hey I hear you. Our business takes us to the strip at least once a week. (Thank God with meetings I can park for free at the valets.) And we also eat there, best food in town is on the strip. And the shows. I too laugh when people brag about not taking advantage of what the strip has to offer. Don't gamble except in business, odds for us is much better that way. but please go ahead. We all benefit from it.

Will say you'll get a lot more house for your money closer to the strip. But we'd rather live out west to be in fairly crime free areas.
