That’s extremely poor and short-sighted ownership then. Sad to see. We (family) own a high rise apartment that was built in the 1960s (not Vegas) and it requires money reinvested to keep these assets valuable and nice for the future. In fact the last 7.5 years and continuing for another 1.5 there hasn’t been one dime of profit taken, it has all went into redoing the lobby, common areas, adding a rooftop deck, fire suppression system throughout the 20+ floors, new energy efficient windows, new elevators, new facing, and every unit a $35-40K upgrade from kitchens to flooring to bathrooms. But it’s worth doing this if you aren’t a shortsighted owner as it not only preserves the value of the building but grows its value as an asset because you can raise the rents with a nicer place to live. Sure it’s not ideal to make no profit for almost a decade but when a building has been around for 60 years almost, it’s just part of what you have to do to keep it viable and valuable for another 60.

Elise Wolff was the primary draw for us, along with proximity to family and what seems to be the rare instance of having a community pool/park. We initially planned to purchase a home with a pool, then decided against it on safety grounds. It was really surprising to us how few communities in Henderson (zoned for good schools) have a community pool. It seemed like the only options are country clubs in Anthem & Seven Hills, which are way outside our price target for a starter home, and Inspirada, which is too crowded and the schools there are being rezoned.

Another option for us potentially in the future is the Club at Madeira Canyon. That community seems to tick all of the boxes at a pretty decent value, except that it’s fairly far out. Coming from the East Coast, we figured we would start off close to family in an area that we are somewhat familiar with.
