I would not like to buy a house and then 2 years later it's only worth half of what I paid for it. IS that a fair concern? Well it certainly is not an unfounded concern. Especially when this very same thing just occurred 10 years ago. BTW Im not from Texas I lived in Phoenix before that. I came here 11 years ago because of the last recession. Phoenix took a huge hit during the last recession.
When did a "national poll (of) CD members" which was your thread become an authority on predicting recessions?

YOU of all people, being a real estate agent, should understand that real estate should be a long term investment (minimum 12-15 years). Take virtually any 15+ year period and tell me if the price of a house has gone down from the beginning to the end of that period. If you're looking to buy a house with the intention of making a quick buck in less than 5 years then you're taking your chances. Keep it 15+ years and you're pretty much guaranteed to sell at a good profit.

Don't know if you're any good as a real estate agent but I wouldn't use you as a financial advisor. Keep a house long term and you won't have to worry about recessions. Even in Las Vegas.

So, the media is telling you we're headed for a recession? Of course they are; their only hope to defeat Trump is to make people think the economy sucks. Duh. They also said Hillary was going to win in a massive landslide with some saying she had over a 90% chance. The day Trump won, the DJI was below 18,000. A month later it was at 20,000. It closed on Friday at 25,886.

The really disgusting, pathetic, UNAMERICAN part of this hatred, is that we have elected officials that are openly rooting and promoting an economic collapse. Traitors. The same people that want 180 mil people to lose their Healthcare for the benefit of 10mil others.

Yeah, I agree. Donald Trump is pathetic for doing it.

Or has everyone missed his tweets chiding the Fed stating they'll be the reason when it is likely his tariffs that upset the great juju that was going on? After all, they just lowered the rates because he pissed and moaned on Twitter for several months telling them they needed to lower rates after it was apparent his tariffs were causing a rift.

Bottom line is I can't believe anyone with any sort of hand in the economy is listening to a guy that made his own casino go bankrupt.

Recent articles show consumer debt, household debt, student loan debt are really what's impacting people and auto loans.

What's the home ownership percentage in Vegas compared to 10 years ago at this time. Is it higher, lower?

Doesn't matter one bit if the economy tanks before the November, 2020 as Teflon Trump, the Great Salesman, could actually benefit from an upcoming recession as he's a Master at selling Hope and Dreams!

And why should Vegas be worried about an upcoming recession, as the Raiders Stadium will soon be completed and that alone will keep the city from experiencing a brutal recession.
