Hi, I'm relocating to Vegas in October and I want to buy a house in southwest Las Vegas . I have an offer for a house located on W.Hacienda ave, 10 minutes west from the strip (zip: 89118, W.Hacienda ave & S.Jones blvd). Can anyone tell me about this area ? Is it a good location in Vegas? Is is desirable ? Is is safe ? I have two children. Is it a good place for them to live? Price per square foot here is below average and has dropped to a very low level: why is that ?

I have a house and a business in 89118. I know hacienda (between mandalay and luxor) but Im not sure how far west jones is. Im south of hacienda off Valley view. I like it, but it's no suburbia with retail on every corner. When I looked at the crime map it was very minimal.

That is good for a urban/suburban area

The schools may be iffy. Check that out.

Default Crime statistics

Horrible thought......... having to rely on Criminal statistics inorder to make a decision about moving.

Try the Northwest area, 89130 or 89131 Zips, it`s more peaceful up there than anywhere else, people are also friendly sometimes, or at least on Sundays.

My friend live right there in a so called "gated community" and a guy broke into his apt and held him at gun point and robbed him. If you want to avoid crime live in high rises.

And we had three guys do an armed invasion of a private home in a 1/2 Acre culdesac a few years ago. I believe two of them were dead by morning.

Random crime happens...and it happens in high rises and in Casinos.

The numbers tell you where it will likely not happen. And this location is an unlikely one for crime...

But never say never...

we are actually nicer on saturdays up here in the 89131 area.. mostly because on sunday that we are thinking that we have to go to work tomorrow...

THAT is because the housing bubble BURST. You do realize that, before you move out here right? It is a great time to buy a house if you are not like me and already own one that is under water. However, you really have an offer on a house you've never seen? I guess people do that, I just never would, ESPECIALLY not knowing the area, with 2 kids. You can find some really good deals right now it doesn't hurt to move out and rent for a minute to make sure you don't regret your purchase... of a HOME. that's a big thing you know! Did you choose southwest las vegas for a reason? Certain areas will have lower priced houses also because if a lot of them are foreclosures or short sales in that neighborhood, it will drive the prices down, does not necessarily mean they are in a bad place... although that could contribute. Good luck whatever you decide.
