without goin back to read the posts....I always have to mouth off when 3.2% beer is mentioned.....you can get JUST as blitzed on 3.2 as you can on 6%....ya just have to drink twice as much..............

Yeah, I noticed that as well. I have been keeping track of his log-in activity, because if what he said held water it would only take him about 15 minutes to come back with an answer, he has been on today as well as yesterday. Maybe he didn't see my post? Either that or he couldn't put up so he decided to shut up. I certainly think I made my point though.

Make sure you get a copy of the HOA's financials (if you go that route). It can save you headaches/extra assessments down the road.

By the way from what I understand (not an expert here) but a first buyer wannabee just like you, FHA does not look at credit history has much as other types of loan. I have a "thin file" and a 680 credit and was pre-approved with no problems (I have a 20% down ready though). I am looking for house smaller than yours (2 bed 1200-1400 SQ Feet) and I am currently on the waiting mode. Prices still do go down, not as fast as they used to though (got bit on a house 2 weeks ago as they were 5 offers on the table).
