I have closed at least three that were well past good sense. How do you tell which ones are irrational? (All buyers though I am working a seller at the moment - and lightning may strike...If I can actually sell it fast enough)

It is like duck hunting. You shoot at 6 or 7 and finally one falls. And this "duck hunt" can take 3 or 4 months.
