I just saw I'veHadEnough's thread and thought that I'd answer the same questions as well. I've been reading here for quite some time, although I just registered yesterday so that I could begin posting.

When are you moving?

Either at the end of 2010, or spring, 2011.


Where are you coming from?

Washington, DC area.


Why are you moving?

Retiring and have always loved Vegas.


Where will you be working?

N/A: My wife and I will both be 55 and retired with pensions from the federal government.


Have you been here yet?

I've been coming out to Vegas once or twice a year since my honeymoon in 1978; however, until last year I had never been off the Strip. My wife and I came out last September for a week and drove around with a real estate agent to get an idea of the where we'd like to live. We'll be coming back again this August to do more research and look at condos and houses.


Will you buy or rent?

Buy most likely. In fact, given the state of the Vegas real estate market, we may even buy something this year if we find the ideal property, and then just carry two mortgages until we're ready to relocate.


If buying, are you looking for a house or a condo?

My ideal would be living in a condo on the Strip; however, my wife would prefer to live in a "real" neighborhood. Basd on what we saw last September, we'll probably concentrate our house-hunting on the west side: The Lakes, Desert Shores, Summerlin, Siena, etc.

How much can you spend?

Barring any further deterioration of the real estate market in D.C., our house should sell next year for about $800k, but we'll probably buy something smaller for retirement since it is just the two of us.


Are you married or single? Do you have children?

Married DINKs.


What do you want to be closest to?

Work - Not anymore!!

Nightlife - I definitely want to be somewhere relatively close to the Strip. And by relatively close, I mean that if I decide that I'd like to go play some poker, then I can hop in my car and be sitting down at a poker table in less than 30 minutes.

Again, my ideal would be living at the MGM Signature so that I could just take the elevator down to the condo lobby and then take the walkway to the casino; but I don't think that is going to happen if my wife has anything to say about it . In fact, we even stayed in one of the units on our visit last September to get an idea of what it would be like to live there. I've actually had my eye on that property since it was first proposed. My wife and I toured a sales unit during the preconstruction phase and almost put down a deposit in 2005. Thank God we didn't do that! The studios were going for over $500k back then and I've watched the prices continue to drop with no end in sight. I noticed that some sold at auction a few weeks ago for as little as $140k!! At those prices, I'm now thinking of buying one just as an investment even if we don't live in one.

Well, that's all the questions from the sticky. I'm open to any suggestions/recommendations if you think that I'm off base or if there are other areas we should consider.

The above suggestion to look at the Sun City neighborhoods is one I was going to make too. Being around the Strip constantly might get old, especially for your wife if she is not an avid gambler. There are some beautiful houses in the Sun cities with great views and if you are social people as it seems, you have accessability to the companionship of thousands of others your age with all kinds of receational facilities like pools, tennis, golf, gyms and social events.

We drove through Sun City Summerlin, Anthem and Solera on our trip last September. We really didn't care much for Henderson in general, which is why we decided to stay on the west side of the city. We liked Sun City Summerlin and will take a more detailed look at it on our trip later this summer.

SC Summerlin is my favorite too. Learn about it and read all it has to offer. Seems to me to be an easy way to have immediate relationships especially since no longer working in outside employment cuts down that avenue.

Sun City Summerlin is fabulous - you get great views and there's tons of stuff nearby.

There are two local casinos within a 5-10 minute drive: The Rampart Casino and Suncoast. My dad lives up in that area and he plays at Suncoast a lot and seems to really enjoy it.

Then in the Trails community of Summerlin, which is just a couple minutes south, there's a great Starbucks with a HUGE patio where lots of people like to sit out in the sun and read the paper. If you or the wife like to sit out in the sun and people watch, this is one of the best spots in Summerlin to do it, IMO.

Across from the Starbucks on one side, there's a library, and on the other side there's a really big gym if either of those things interest you.

Plenty of golf nearby. Plenty of nice areas to walk or go on bike rides.

Thanks for the added info on Summerlin. I actually am familiar with the Rampart casino because we stayed at the JW Marriott Resort for a couple of days last year while we were checking out the west side of the city.

MadMan, don't leave out Siena in Summerlin. An age restricted community like Sun City...I know two couples who live there and just love it!

Good to have another DC transplant in the Vegas area, hopefully you won't take as much of a bath that I took when I sold my house in Ashburn.

Another option of a "real" neighborhood you can consider is Sun City Aliante which is right down the road from Aliante Station so you can get your poker fix in as necessary and if you play golf borders Aliante golf course.
