Does anyone know anything about the area of Lone Mountain, West Bound Ann Rd. A few miles up past Durango, I have seen some nice expensive homes there, however there are no street lights and it is pitch black at night. I am considering buying a home off of Grand Canyon and Ann Rd. area, is this neighborhood low crime safe, or whatever? I notice alot of construction going on of these big homes, but also alot of them being pre live in up for sale.

I live in that Rural Neighborhood Preserve. (RNP) It has the no sidewalks, no street lights embedded in the Clark County Code. It will never be civilized because the neighborhood likes it the way it is.

The homes range from around $250 to a few million. Half acre minimum lot.

There is a local cottage industry of guys who built those places and then live in them until they sell. Tough now as they won't sell.

Crime is very low. An occassional burglary but almost always an inside job. Almost all houses have alarms or dogs. Have bad things happen once in a while on Durango which is the main arterial and has all the traffic.

Note that Ann is not supposed to connect to 215 in the end game...only Lone Mountain. That is nice if looking for a quiet Ann but bad if you want quick access to the 215.

Many of those people who are building on spec in this area are, as olecapt says, local guys. They usually have big families and have other jobs, probably in construction. I know one or two of them myself. My wife and I call those "Mormon Houses" because many of the builders and residents are Mormons who almost always have large families. There are also some plural marriages around here, so you might see outside staircases leading to the second floor residence. A lot of the land west of Rainbow (actually west of U.S.95) was purchased years ago as an investment intended for their own dream home, and when nobody thought people would actually live in this area except for cowboy types needing a place to ride horses, and shoot rabbits without hurting anyone. If you like the house, I'd say buy it if it isn't too close to the beltway and the traffic noise it brings. It's a great area of town. The lack of sidewalks and streetlights is a plus. There are some barns scattered about too, and with that you might see more flies. But rural housing is rare and a prized item around here. Just don't be surprised if your councilman sells out to developers and ruins the rural-ness for you. That's been the history so far.

Actually Buzz the last time the Lone Mountain master plan came up the County Planning Commission attempted a wildly pro-development modification. The County Commissioners shot it down in flames.

I thnk Mr. Brown knows where his bread is buttered and Collins is very helpful on that issue. So I don't see any substantial changes in the immediate future.

You aware that a guy is trying to get six per acre zoning on the corner of Tomsik and Florine? I don't think he is going to get it but it needs a strong neighborhood response.

I got a letter on it and I guess there was, or is going to be, a meeting? Did you, are you, going to go? What can be done about it? I imagine they were all up in arms around here about our development when it first came up. My neighbor behind me on his subdivided 2½ acres is a most unfriendly SOB, and I've had the impression he was none too happy about our homes, and the ones on Cimarron and Alex. We even got up in arms over that and the one just west of us which never sold more than a few homes, as well as the Goldwhatsaname across the street. I don't remember who our commish was then, but they were out to overdevelop the Rural Preservation Zones.
