Since the wife and I are getting closer to the sale of our Utah residence, we need to know what the buyer's share of Nevada closing costs are for a cash deal. We will be taking a title policy to cover ourselves and it will be from a national underwriter so factor that into the equation. Prorations I can figure but the other costs are sketchy. Figure 80k contract price.

I paid $1100 closing costs on a 170k deal.

I paid about 2k on a $120k deal. My earnest deposit was about 4k and I remember getting half of that back.

On a cash 80k deal, customary closing costs for buyer would be:

1/2 Escrow - $350/2 = $175
80k Concurrent Policy (Seller pays for owners policy) = $250
HOA Transfer Fees - varies, figure $250-$350
Appraisal - if you want one, $400

That should be it other than prorated prop taxes, sewer fees, and hoa fees.

The significant Title policy in NV is paid for by the seller.

Don't volunteer unless you can get one for free or something.

You don't need the supplemental Title policy unless you have something unusual.

While escrow fees used to be small they are not on REOs.

Figure $450...maybe a little less. Classical bank rip off.

If you use any of the major RE operations some form of an admin commission $350.

HOA transfer fee $25 to $200.

If you need an appraisal don't do it.

Junk fees for wire transfers, document printing etc. $150.

An inspection will set you back $250 to $300.

What's the closing cost if you buy a $80,000 car (cash)? Makes no sense does it? A car can travel anywhere but a house in most cases will be where it's said to be..

Just an observation of the process between between buying/financing a car and house. $80,000 car is just sign here most everything can be done at the dealer. $80,000 house and it's a hassle..

Cars don't come with an inherent bundle of rights. Real estate does. That's why it's more of a hassle.

If you want easy real estate transactions, try Italy. You can buy a house, pay cash, and have to sign only one document.
