Looking for cheap PA towns that are between Mount Carmel Pa and Marlton Nj, looking for no more than $80K. Must stay close to my family and his family. Any suggestions are helpfull. I have so far:

Emmaus pa

Wyomissing pa

Lansdale Pa

Phoenixville pa


Please help. Also would love to know around price range for these as well. Im lookin for no more than 100K but trying to stay below that. We are just starting out on our own right now. Would appriciate public transportation. Please please please help me. Any other imformation is helpfull as well THANK YOU!!

I don't think you can get an actual house for under $100,00 in any of those towns and public transportation is very limited. Lansdale has the local train that goes into Philly but that's about it. The price of homes drop significantly once you go north of the Lehigh Valley into the former anthracite coal mining region of northeastern PA ("NEPA"). Towns like Tamaqua, Lansford, Minersville, Shenandoah, Frackville, Mahanoy City, etc. Some of these little towns are actually quite pretty, and not that far from Allentown, but be warned: they are worn, economically depressed, no jobs, few shops or restaurants, and have few if any amenities.

You can get house for under $50,000 in that region. It is sad to see main streets where 3/4 of the shops are empty, empty homes, churches trying to survive with tiny congregations 1/10 of what they had 50 years ago, and over all atmosphere of melancholy and dereliction.

And zero public transportation and not so hot schools.
