Need great ideas! Can anyone tell me what type of home based business would be successful in the Lexington area? I have asked around and received ideas such as Mary Kay, Tupperware, and administrative services for company businesses locally and more. Looking for part time to full time that I can go long term with and have some flexibility. Share your thoughts and let me know what you do.

Estate downsizing for seniors and the occasional person/couple too busy to arrange their own moves. Minimal overhead (literally--tag sale supplies, a few tables, and a cash box) and anywhere from 20 to 30 percent (depending on the size and complexity) of the proceeds of any estate sales you may conduct. You charge any ancilliary services by the hour or by the job (your option) and can expect to become very familar with the services offered by Two Men & A Truck and the pro and cons of all the local assisted living and long-term facilities. It's sometimes helpful to know a few honest real estate investors that can cash out a property for your clients, but that won't come up often. You'll need internet access to research prices and a library of books on collectibles will help. It's an interesting mix of tedium (cleaning up, sorting, and pricing mundane items) and excitement (researching rare items, learning little know tidbits of local and family history, and expanding your personal knowledge and professionlism). As examples, we saw a $58,000 bowl from a decidedly modest estate being used as a bulb planter, a $600 Indian Wars era bayonet that a 96 year-old carpenter had used as trowel, and know personally of a $10,000 turkey call from a local estate. You meet a very high percentage of nice people, but need to know how to deal pleasantly and decisively with the few jerks and thieves you will encounter. You also must be prepared to give up weekends for the sales you will inevitably end up conducting.

Licensing, tax requirements, and insurance requirements will vary with the individual jurisdiction, so I can't comment on those concerns for Kentucky, as we did this work in Alabama (and Greenville SC for one very interesting estate). Your Town/County Clerk can probably hook you up with the folks you need to talk to.

It is a very needed and rewarding service to be in, because people really need your help. If you're honest, pleasant, and professional, you will have more business than you can handle. My spouse was all of that, and we still receive referrals five years after exiting the business to assume responsibility for my spouse's family business.

There is always a market for somebody that knows and cares about what they do. What interests you? What do you know more about than most people? What would excite you do wake up to do everyday? Whatever it is, go with that. You'll be great at it and people will catch your enthusiastic vibe. Sorry to sound like a motivational speaker here, but I just know that I am doing my dream job and I wake up everyday ready to get to work. There is something that you are uniquely qualified to do and I hope you find it!
