First of all, I find it strange that there are vacant land for sale in Nassau county. Furthermore, I find it strange that houses have been built beside this piece of land for years; so why is this piece of land never had anything built on it?

But my real question is, if Nassau county property value website placed a value to any property, is that a good guideline/indication to what the we should look at? How accurate the website is in assessing the value of a piece of property?

I'd compare its assessment to a home sitting on similar sized lot and see what its property is assessed at.

Default Land in Nassau County

You can get the land inspected and also get a few comps from a few Realtors in your area. This can help gauge whether nassau's site is accurate.
