I've been poking around Smithtown SD and I see some home from St. James but it appears the houses there have heavier taxes of those compared to Smithtown but are all within the same SD (I think).

What gives?

St James seems like a real nice neighborhood too! Some beautiful houses.

I've found that all taxes in Smithtown SD are high regardless of hamlet (St. James, Nesconset, Smithtown).

You may be seeing some houses with Smithtown addresses that fall in Hauppauge SD, which has significantly lower taxes due to the industrial park.

Anywhere in Islip is killer. Bayport? East Islip? Oakdale? Sayville? all very high...but for reasons.

To the OP - The house is probably newer/on a lot of land/not near anything commercial.

That and the taxes are just high because they are. Good school district= high taxes most of the time on LI..with the exception of the Hamptons because they have great schools as well but their taxes are dirt cheap.

Other than Quogue, Hamptons schools are mostly junk and LOADED with ESL,ask anyone who teaches out there.
NoFo is a bit better than Riverhead but not much.Public schools are mostly for the help out East. Those kids go to private/boarding schools.

The taxes are low due to population plain and simple.
Less kids=lower taxes.
or
More Commercial= Lower Taxes

Thats all.

How does less population = lower taxes?

How about Yaphank? taxes are sky high and it's farmland.

And Hampton schools are junk? lol. Come on. I honestly though you might have changed a bit for the new year. You obviously don't know real facts and are going off your own biases opinions as usual.

Westhampton beach schools are junk? Southampton?

Allow me to clarify.

Student population, and the districts are flooded with ESL.

Trust me M/Billionaires arent sending their kids there.

Yaphank has no Ratables and Longwood is both addicted to spending and challenged with poverty.

Special breed indeed.
