At least the Bait part..
I was just about the have my lawyer send the signed contracts to the seller's lawyer so the sellers can sign it. BUT before I did that, I went to the town to check on a CO. Found out that the taxes on the property that were listed at $12,027 were ACTUALLY $14,147!
!!!!
We are totally backing out on the contract now.
We were totally mislead.

Since I have the tax bill I am sending the seller a personal note from me. I firmly believe that they will have more trouble selling the property unless they can get an agent who is honest and hard working and confirms the information she posts online.

Is there anything else I can do to help out other consumers? Alert the Attorny General? I'm not even sure how.

But now since I am not buying a house I have plenty of time to write letters.

Buyers beware.
Do not spend a dime on a house (like getting an inspection or a retainer for a lawyer) until you go to the town and find out all CO information and what the true property taxes are.

Did you use a buyer agent? Perhaps they could've done the homework when you made an offer or even before.

Is this in Nassau or Suffolk? Nassau properties' tax info is in "black and white" at mynassauproperty.com . I can even tell you how much my neighbor paid 2 years ago. Suffolk had something also as I recall.

If this was a Multiple Listing, MLS members are required to list the True Tax without any exemptions. If it was an honest mistake, it could have happened a few ways:

Taxes were listed with STAR and/or other exemptions that the current owner receives.
Village Taxes were left out.
It's an old listing and was not updated for the new tax year.

If you believe that the agent was purposely being dishonest, you can complain to Long Island Board of Realtors @ 631-661-4800 or NYS Department of State @ 518-474-4429. You might also want to speak with the agent's broker.

There is no centralized tax data base for Suffolk, as it is administered by each town. Some, like Huntington, post it on line. Others, all it takes is a phone call.

Yes I had a buyer broker. I spoke to her today. As convenient as it may seem she had to leave town because of a death in the family. I don't need to know this! I didnt tell her I have two family members in the hospital!!!

This is in Suffolk county in Brookhaven township.

Disappointed to say the least!

Is it possible that the current owners have a veterans exemption? It should still be noted though.

Are you sure you don't want the house? If you're buying at $12K they'll be $14K before you know it anyway.

dang, this is making me wonder if I should check the house I'm in contract for... Now the FLorida room is looking suspicious!! Thanks a lot you guys! argh!
