say you want at min 2 bedroom with finished basement, small plot of land,small home. (starter home? i am not sure what exactly qualifies as a starter home)

Taxes 8k and under.


What would be the best district that meets those needs? You want to be within 1 hour commute of Levvittown.

education is top priority for your family.
Do you think one could get into bp/bp or sayville with that budget?

8K taxes in BP/BP might not happen.

It depends on what you mean by "mint". Are you talking fully updated? There's inventory on the MLS in that range in Sayville, but ...

Looks like Sayville has a couple of houses which meet or are below your Max price, but a couple meet or exceed the $8K tax ceiling -- they're only going to go up.

I think she said "min" for minimum, not "mint".

Just get a starter in Levittown. Fits perfectly except for the taxes, but saves on commuting. I'd figure Levittown schools as good if not better than any of those other districts mentioned. Not going to find under $8k taxes anywhere except a condo or a home built in 1905 (not joking, some old houses in No. Shore towns like Oyster Bay but even for those $8k is pushing it).

Edit: ooops, not going to get that basement in Levittown.

Those areas will exceed your tax requirements for the most part. Like StephM suggested, Holbrook may work for you. Or even look at Islip/East Islip possibly...again taxes may rule those two out....

Try looking at Bay Park on MLS. It is part of East Rockaway Public Schools (not the best district by any means, but you could certainly do worse on LI), and you can find starter homes (bungalows) well within your budget.
