If you have bought a house south of Rte 27A (Montauk Hwy) during the past 2 years (2012 or 2013), which of these was your experience with getting homeowners insurance?
(a) The insurance company you had for your previous house wrote the policy on your 'new' house without any problems.
(b) The insurance company you had for your previous house would not write the new policy because your new house is too close to the water, but you were able to get a "normal" homeowners policy with a different company.
(c) Neither your old company nor any other 'standard' company would agree to insure your new house, because it was considered "too close to the water"; so you had to go through an insurance agent to get an excess lines homeowners policy. (more expensive and higher deductibles)
(d) You could not get a standard homeowners policy, and you couldn't afford the premiums for an excess lines policy, so you went through NYPIUA to get a no-frills policy instead. If you got insurance through NYPIUA, did they require you to get a windstorm certification?
Just wondering what the majority of shoreline-community buyers are running into these days regarding homeowners insurance. Please note, I am NOT asking about FLOOD insurance here, which is a different breed of cat altogether. I am asking only about HOMEOWNERS insurance: the policy that covers fire, windstorm, theft, vandalism, and liability coverage if someone gets hurt while in your house or on your property.
