^ I just meant you're paying hundreds of thousands to buy the old house first. Kind of stating the obvious.

Unless you're paying to get into a desirable neighborhood, I don't know when that would work out better. Perhaps you could find a new-ish colonial for say $600k vs. buying an old 300-400k to tear down then spend another 500k on top of that...

Foundation - maybe. Depends what you are building versus what was there originally.

Mechanicals - I wouldn't. Makes no sense to have a brand new house... and a 20-30+ year old furnace/boiler, old a/c.... etc. You want to get the most efficient HVAC system you can afford.

Probably need a new septic as well.

Ballpark $250 sq f+t for above builder grade......from soup to nuts.

With tear downs... first the permits. The haz mitigation (asbestos and lead), then demo, then dump fees. Negotiate who gets the credit for metal recycling.

The septic tank replacement cost will be rather irrelevant in the cost of the total rebuild. Since you already will be digging foundation, pouring concrete, etc. and you would need to replace the lines to the old septic to meet the new foundation anyway, the cost of the tank itself is rather minimal. The issue is that replacing it as part of new construction will involve the Department of Health, which adds to the permit headache and may have some practical issues if you need to comply with current set back requirements. Your builder might accidently remove the old septic when that backhoe is swinging around digginf a foundation and bury a new one. On the other hand, if you are building something with more bedrooms that the current house your existing septic may be undersized and you may have no choice to involve the Department of Health and replace the septic.
