Infoseeker is right. The north fork/out east homes taxes are definitely more reasonable but the commute might kill you.

As other have indicated lowest net tax rates are in the Hamptons. If you can find a modest home in an area populated with large expensive houses, and better still with many large "summer" residences, then your taxes will be in the range the OP is looking for. Summer residences don't add to the school tax burden and large McMansions will carry the tax load for more modest properties. Places like Sagaponack and Bridgehampton have the lowest effective tax rates in Suffolk County.

Even in Westhampton/Speonk area there are many homes and condos with taxes below $5-6K. You really have to watch the school district and not the zip code if looking for the lowest taxes.

Small houes in East Rockaway and Island Park pay that tax amount. But remember, I said small, like a 40x80 plot with a 900 square foot house
