Atlantic beach is a ten foot higher BFE than Long beach and Island Park. My friend has a house that is only around 8 houses from ocean with a full basement and did not get any water. Even in basement.
If Atlantic beach is completely flooded we in trouble.
look at ny rising program and fema stats on buy outs of flooded homes - Atlantic beach, lido beach and point lookout had zero yet RVC in Mill river area had one buy out.
lots of folks dont realize the mill river area around riverside drive in rvc had flooding and homes require flood insurance
