Hello all,

I'm trying to buy a house on LI and started looking at Island Park. Is it still a good place to live after all the Sandy damage? Have measures been put in place to avoid flooding in the future?

I see a lot of damaged homes for sale. Is everyone leaving? My budget is around $250k for a one family or $350k for a two family so I'm limited in where to buy.

I would avoid Island Park. Yes the damage from Sandy is still there and again it is subject to flooding when storms hit. While I haven't been to that area in awhile, I have read that many of the damaged houses were bought on the cheap by slumlords who have turned them into illegal apartments, and you know what follows after that....

It depends on where you're coming from and what you're looking for. Are you in search of a citified suburb?

If I were you I'd go to Bellmore over Island Park in a heartbeat. There's a 4 bed 2 bath cape for 289k. You could get it much cheaper now that it's Nov.

Island Park is much cheaper than Belmore. You can het a home in the 250K range, you can walk to train very easy, taxes are very very low. parts of Island part in the incorporated section have a private residents only beach and you can be at Long Beach night life and beaches a short bike ride away.

Add in Jordans Lobster Farm, a great Steak house and Pops great place. Plus two choices of HS, Long Beach or West Hempstead

Next Sandy? IP floods during regular heavy rains, moon tides, Nor'easters, etc...
