North Babylon vs West Babylon vs deer park vs Lindenhurst (Islip: best neighborhood, low crime)

they are all similar for the most part and a decent value for those looking in western suffolk IMO. I would focus on getting the best possible house for your money within those towns. A few random notes:
-avoid areas of Lindenhurst that are prone to flooding
-avoid northern part of West Babylon (area adjacent to SSP)
-if you need to commute via LIRR then Lindenhurst or Deer Park might be preferable.
They're all very similar. Their schools are all okay and those towns all have their better spots and their somewhat rougher spots (but still nothing that bad).
I think those towns are very underrated. They're very close to Melville/Hauppauge job centers, relatively affordable, LIRR access not too far from the city, close to shopping and are still good places to live compared to a lot of other places on the island.

Depending on your budget, you might be able to find a "reasonably" priced property in Deer Park in the Half Hollow Hills school district area - generally considered a desirable school district.
Deer Park and North Babylon are pretty good. Lindenhurst is OK. You can find an excellent home in DP and NB for a reasonable price. If you wish to save 100 grand for same size home, you can buy in the Black areas of NB and DP. A 3000 square foot home overlooking Belmont state park in the black area of NB costs around 300k that same house elsewhere in NB will cost you 450 to 550k . Same school district and same low crime. There is an area near the SState parkway that is blended with Wyandanch that I would avoid. The houses are huge and nice but........ I grew up in the town of Babylon so I am intimately familiar. The areas of deer park that are in HHHs district are very pricey and taxes are insane .

Homes in North Babylon rarely approach $550k. The vast majority of homes range from $250k-$425k. Same for West Babylon, Lindy and most of Deer Park.
You're right that house and lot sizes get a little bigger and nicer as you approach Belmont Lake State Park on both sides of the parkway (and also on both the NB and the WB side).
On another note, West Babylon within the Babylon school district is pretty nice and away from the flood zones....like along Old Farmingdale Road. Always loved that area.

I would hardly call taxes in that area insane. (FYI, I lived in Babylon for many years.) And prices aren't any different from the area you mentioned; in fact, the highest price right now is $519k and the lowest is $335k.
