Do all the things folks here are suggesting and if you still get water, consider a French drain system.

Definitly check your boiler. Mine is ancient its around 32-34yrs old. I have 2 small leaks both are from worm out gaskets. At 12 years old yours is a baby the cast iron ones last 50 years. This is off topic but don't let these companies convince you a new 95% efficient one will save you $$. Mine is 75% even if spend 2k a year on heating and I def don't it will take me 11 years to break even in savings.

Sorry I mis-typed. I meant to say the hot water heater is 12 years old with an original warranty of 10 years so it is past due for a replacement. That could very well be the source as well. I have someone coming soon to replace, will update if the water situation goes away.
