I heard that the Nassau county tax reassessment has been postponed for now. I'm trying to figure out the impact of the reassessment for when it actually goes through. Correct me if I am wrong, but homes which have been grieved and have low taxes will get assessed higher (subject to the 6% cap per year and 20% over 5y). Homes that haven't been grieved should come down. New construction homes should remain unchanged since they are already assessed at market value. Does this sound logical?
My understanding is, from attorneys who know, is that the only people who will really get the shaft are those who are drastically underassessed. For them, the party will be over. The rest of us may see some fluctuations but nothing crazy.
Ok thanks for your response. Looking for houses right now and some brokers keep bragging about how low the taxes are to justify the high asking price (which is just under what new construction properties cost).
Please keep in mind this is just what I heard from an attorney during an informal conversation. Please don't take it as the final word. We are all waiting to find out what happens.
The whole assessment system in Nassau County has been a complete joke for the past 8 years. It has been a get rich quick scheme for the greviance companies at the expense of those who haven't grieved instead of getting anything right.

Why are you blaming the grievance companies? They are getting paid for their work (if successful; otherwise they get zip).
No one is stopping you from filing a grievance yourself--many people do. But it's work - that's why the companies are in business

I'm blaming more than just the grievance companies. The whole Assessment system in Nassau County is a joke. When you a house on the water in the Nassau Shores section of Massapequa that sold in the mid 700's in 2003 that is now assessed at $300k lower something is seriously wrong. The taxes on this particular home are now $6,000 lower than what it was in 2010, and of course the rest of us are paying for a waterfront home in the Nassau Shores to be assessed in the mid 400's. FWIW, this is a home of a TOB official.
The companies have made out like bandits over the last few years based off our screwed up system and of course they donated $$ to those who screwed it up in the first place whose responsibility would be to fix it which of course they haven't. The soon to be hauled off to jail Mangano and several members of the Nassau Legislature were the biggest recipients of the $$ and the ones responsible for the current mess.
This isn't to say these companies shouldn't make $$. No system is ever going to be perfect and these companies do exist for a reason. However, it is absolutely asinine that our property tax Assessment system basically comes down to those who grieve vs those who do not grieve rather than even attempting to have a true assessment of the home.
Hopefully with the new administration coming in we can at least make some progress of having some kind of rational Assessment system in place, but its a complete mess, and going to take a long time to clean up.

The new CE has no association with nor history of donations from the assessment companies, so it'll be interesting seeing how this plays out. These companies exist to leech off the taxpayers, and I'll not shed a tear if they go out of business.
I'm aggressive about the assessments and containing the taxman made my house more marketable. In the r.e. listings I've seen modest houses with shocking taxes just sitting on the market and selling for a lower price. We're absolutely forced to deal with this, or else.
I'll be taking my annoying NY ways to my new location far, far away and fighting the assessments.
