We are new to LI and are trying to decide between living in the hospital provided accommodation @ NorthShore-LIJ (rent is supposed to be subsidized but its quite a walk to the train stations) or finding a rental near the Great Neck LIRR Station.

Would someone know the approximate rent for a 1BR apartment, which is reasonably well-maintained and a short walk to the station, as I have to commute to Penn everyday ?

The LIRR Great Neck Station is in the Village of Great Neck Plaza.

Great Neck Plaza is a village (incorporated in 1930) in the northwest part of the Town of North Hempstead, in the northwest part of Nassau County.

Beginning on the north and moving in a clockwise direction, the Village of Great Neck Plaza in the Town of North Hempstead is bordered on the north by the Village of Kensington; on the east by the Village of Thomaston; on the south by the Village of Thomaston and the Village of Russell Gardens; and, on the west by the Village of Great Neck Estates.

Great Neck Plaza is one of those many villages and hamlets on Long Island where none of the places in the community have the village name in their mailing address: places in the Village of Great Neck Plaza have a "Great Neck, NY 11021" mailing address.

one thing about rentals in Great Neck.....
If you get a rental listed by a Real Estate in Great Neck....they don't charge the usual 1 month fee but instead they charge 12% or 15% of a years rent for a fee.

So if you find an apartment for $1,200 the fee would be: 12 x 1,200 = $14,400 x 12% = $1,728 or x 15% $2,160. It's unbelievable how greedy the Great Neck Realty companies have gotten. I often get customers who want to live in Great Neck but I have to warn them first what the fee is going to be.

Last week I called to find out if an apartment was available for my customer....and I asked them what the fee was because they didn't have it on the listing and the agent said "See what you can get out of them...start at 15% and work your way down to 12%"...well I don't work that way, it's out of hand. It's moving further east now...I've noticed similar price listings on Manhasset Rentals too. They are going to price us all out of the industry. 1 month is enough for a person to pay for a rental fee!

So be careful --you're better off trying to find a rental in Great Neck that does not use a Realtor to list it.
