Thinking about doing a wall dormer to one side of cape. worked on area would be about 350 sqft.
I provided windows, I do flooring, sheetrock, compounding, painting. I just need someone to lift the physical structure, put 2x4 studs, redo roof and siding whole house the rest I can do.
Would that be on the same house that you were going to do the roof yourself and didn't want to pay the going rate? If so, don't investigate any further it will be way too expensive for you to consider.
I had two recent quotes of 55k and 90k for a shell. 14x28 full wall dormer.
55k would of had different siding on the new shed dormer.
I'm holding off and saving up to go a bit beyond that. I'm going to do the full wall dormer, but have the front rafters extended up about 5ft from the current ridge to a new ridge. The shed dormer will be built from the new ridge to the wall.
It will give me enough height at the wall for a walk out 14x28 2nd story deck.
Underneath the deck will be a larger deck on one side and a grade level patio with basement walkout on the other.
It'll probably run 100k-120k and won't be ready to be built until next spring IF I can get approved for the variances.
I expect the tax monster will want it's share and my taxes will double. Sad to say how excited I would be if it came out less.

Great Idea. No more home improvement posts about things that you get estimates for, find too costly to have a contractor and then declare that you can DIY and then don't. If you need a mover I can suggest one.....oh never mind, that is a DIY for real.
