I am in the process of buying a house. My lawyer told me its not required by title company and my mortgage comp dont require it.

The property lot has no detached garage or fences so there's no property line dispute w/ neighbors

If you don’t think there are any major issues like encroachment you can always get it done afterward.

Given your situation, you really don't need one, but may need one down the road, if you wish to fence or do an addition.

Thats what i figured too.

I also thought that in the future if i do need a fence, i need to do another survey again for permits

If the markers are still there you won’t need a full survey redone. They would be able to stake out the property boundary for a fence.

Not required. Mine required it. After spending tens of thousands for a down payment & 15-20k in closing, a few hundred for a survey is good to have.

Especially to replace a fence, neighbor replaces fence, pool or pavers. Anything that requires specific measurements.
