Hello Everyone,
I'm interested in a 1 bedroom condo that is for sale in Wharfside in Freeport. I grew up on Long Island and I'm familiar with the Nautical Mile and Freeport but not specifically that condo complex, and it's been awhile since I spent any time there. The condo is $299,000 for a 1 bedroom, 731 sq feet on the first floor. I was here for Sandy so I understand the risk. Several other ones just came on the market this week which makes me wonder if owners are getting out while they can.

Here are my thoughts - I haven't been in and around Freeport since before Covid. I've noticed a big change in the Nautical Mile. It looks like a ghost town and a little run down. I'm afraid to pull the trigger and commit to buying because I feel like I may never recoup my investment if the town goes further downhill. Do you think the restaurant scene will make a comeback and the Nautical Mile will again be know as a tourist destination?

The complex is gated so I feel somewhat safe, but I doubt I could go strolling around the waterfront area alone at night.

This is a big investment for me and as much as I want my own place, I can't seem to sign on the dotted line. Help.

It’s been declining for decades, well before Covid. What indicators do you see that it will improve anytime soon, other than wishful thinking?

Well I don't think the Nautical Mile will be a 'tourist destination' or that it ever was, but I like it. COVD did a number on virtually ALL restaurants - there are still people who refuse to eat out. It will be a while before we fully recover. I do think the Nautical Mile will come back. It's not just restaurants & bars ... there's ice cream, mini golf and fish markets but all businesses for the most part have taken a beating with COVID.

My personal opinion is that I would buy it if you like it.

I don't necessarily think people are trying to get out of that complex per se, ppl are trying to get out of NY period b/c they're priced out.

As a former youngish person who used to frequent the nautical mile, the element was declining over the last decade, I don't think this a Covid thing. I also have 3 girlfriends who live on the water there, 2 on a canal. It seems like a nice enough area, but some of their neighbors leave something to be desired. I wouldn't feel unsafe walking at night in any of their neighborhoods, but I certainly wouldn't on merrick or sunrise.
