A family member is considering a job opportunity near Port Washington and is trying to find an affordable place to live in the area. It does not need to be nice, but not crime ridden either. Studio apt is fine. They are hoping to find something under $1000 a month.

Is there any such area within a half hour or so commute of port Washington?

A thousand a month is likely out ..they would need to do a golden girl thing.

We are 20 minutes out from port Washington in bayside queens and a studio is 1700-1900..

They would likely have to find someone with a basement in a house and likely not legal for under 1k

Ugh thanks. The job pays $55,000 at the most. It may not be doable if there is no way to find affordable housing. Too cold to live in a tent.

Where do the people live who work for the people who own the homes? (Lawn care, pools, cleaning people, etc?) Do they live in 1700 a month apartments? Maybe they live in someplace that is unsafe or really far away? Is there a college nearby? Colleges usually have to have some affordable places nearby.

If you look at median incomes in the surrounding area they are quite high …port Washington is over 140k ,where we are is over 100k.

Most who earn lower incomes don’t live nearby.

You are surrounded by very high end areas.. these areas are in big demand because they have the Long Island railroad running to the city.

I can’t imagine anything legal for 1000 bucks any where remotely close, in fact even the worse areas likely are tough

If this is a dead end job for 55k for Long Island and your friend is from the mid west find a new job where the cost of living is better. Not worth living here. Half your take home pay is for rent welcome to Long Island.

Rentals are at a premium right now.
I had a call yesterday from someone looking for a studio or 1-bedroom rental in Western Suffolk. Budget was max $1,200. I stated that there wouldn't be much out there and what did I find?

In all of Nassau and Suffolk County there are currently only TWO rentals that fit the budget - both at $1,100/mo, one in Lindenhurst, the other in Elmont. And two "room rentals", one in Bay Shore for $800, the other in Central Islip for $1,000. THAT'S IT! (For legal rentals)

Scary, and sad for people who can't afford more.

Is this for your son? Port Washington is located on the gold coast of Long Island, an area not unlike Grosse Ile Township. The type of workers that you mentioned, Lawn care, pool care is usually performed by people on the lower class levels, often illegal (except for the owners) and they sometimes live in unsafe conditions.

If he can afford a little more and willing to share with roommates, best bet is to live in a sublet apartment, maybe in Queens or further east or south on Long Island. Maybe Long Beach, which is not the greatest commute to Port Washington but they have many apartment buildings. Otherwise try Queens in NYC (you can post on that forum too) and check out roommate websites. Middle-aged people here live with roommates, it's not just for the young. A commute from some parts of Queens wouldn't be bad at all. $55,000 is like poverty level here but if the job opportunity is good, then don't dismiss it because white collar jobs in certain fields are hard to find. If there is opportunity for growth/promotion, I wouldn't turn it down. Also a lot of young people here are subsidized by their parents when they get their first job. As you surmised, this area has a super-high COL and is nothing like MI except for the flat terrain. If he's serious about this relocation, I strongly suggest that he visit first.

Interesting enough here in bay terrace queens , despite all the apartment buildings you see , only two buildings are rentals .

Everything else are private co-ops and condos for rent ….

Up until more recently no rental buildings were put up in nyc that weren’t luxury or low income because no developer wanted to get involved with stabilization .

Now we have stabilized building programs with very nice perks that developers want so we have more rentals being built .

But they go to market at full market price ..in exchange for the perks they are regulated going forward by the stabilization until the perks expire .

So it can be hard to find apartments that are in that price range anywhere

But I thought everyone was moving off of Long Island??
