I agree with a previous poster that said every house on Long Island has some degree of termite damage. I could be wrong but from what I understand, in order to know precisely how bad the damage is, you'd have to open up the walls. That can be done only once you actually own the home.

From what I know, sellers pay for a termite company to come and treat (spray) the perimeter of the home and any areas in question and then provide a certificate that it was done. However, once again, the damage inside the walls is the issue you really want to know about.

If there is an active infestation, it is the seller's responsibility to remedy the situation via a licensed professional, who will issue a specific certificate that the issue as been addressed by having the area treated. Generally that is accompanied by a 1-year service contract.
In most cases any damage will be repaired.

If there is structural damage to the house from the infestation, I would run, not walk from the house. If it is a minor infestation, that has been/will be dealt with before closing then I would stick with the house. Termites are common on LI, you just don't want to be stuck with any structural damage.
