Have studies been released detailing how many sales are NYC-based people moving onto LI, vs Long Islanders relocating within Nassau and Suffolk, and how many have just fled?
That is probably all baked into the numbers, but it's possible that those who moved from Nassau or Queens to Suffolk could do so because they sold their homes to buyers from NYC.
Southold, Shelter Island, South Hampton, East Hampton are never included in RE reports. If they included them avg price of a home would be significantly higher as the avg sale price on the east end is closer to 2m.
The 5 towns of the “East End” also include Riverhead.
For specific neighborhoods. But for an entire county (or 2 counties) where the increase is almost across the board, that would be unusual. Not impossible but unusual more so because LI performed the best among all suburbs. Better than Westchester, Union, and Fairfield. And in the years before 2020 and 2021, home sales were already brisk on LI - they just accelerated even more in 2021.

Why would people be buying homes in a place that is going downhill?
Most people that fled here did so to get out of NYC during the pandemic. Those people were making a lot of money and could afford to pay far higher than asking prices for them to be safer. They keep their job in the city and either telecommute or just take the hit on travel time. But they are safe and rich.
That said, there wouldn’t be any house to buy if the regular people weren’t fleeing out of the state in droves. Every sale means that someone most likely left NY. People have had enough of this nanny state and are tired of being told what to do despite a government who is not supposed to impede on our rights. If you are one of those “I need my government to take care of us” kind of people, you stay and just keep paying your over inflated taxes to support the crooks.
I know it’s not possible unless everyone contributed but I wish they could show if the sellers relocated off of LI or not. That would be interesting to see.
