My case is for getting escrow money from the previous homeowner who failed closing open permit. They didnt do any work after initial application for the permits. They put 15k in escrow and promised they will do their best to close the permit but didnt do any work and then a year passed. We asked them to realease the money but they offered 5k, which is not enough to close the permit.
Instead of taking 5k we decided to fight for the money. Actually our estimate for fixing to follow the code is higher than 15k. Do you know any good lawyer to fight this? We want to sue the previous owner and get15k as well. This make us crazy and cannot do any rennovation and just wait for a year. Our lawyer for closing doesnt seem have much experience and not even try to fight for us. Thank you for any recommendation

The day of closing, they said they will do their effort to close the CO and they put $15,000 into escrow for this. After long waiting, there is no update at all, we contact the town through our side architect and the town said the seller just submitted very initial application and no answer about the question or necessary work.
We are tired of waiting and are quite urgent to renovate the house to accommodate family member.

But the previous owner doesn't want to give up escrow money and they don't want to do any work for the permit as well. The seller is willing to give us only $5,000 and they want to be done. I believe the cost for closing will be more than this since it needs plumbing work and get rid of many things and possible other stuff.

What is our option? Should we accept this or fight? I think my lawyer doesn't want to work for us since she got already paid on the house closing date and seems like telling us taking the offer.

Any opinions will be helpful.
Thank you!
And this is the detail i previously posted

Sorry about your situation but sounds like you need a litigation attorney then a Real Estate attorney. Look for recommendation in your local town's Facebook groups.
