Renting by the Room in Nassau County, NY (2013, apartment)

I am a homeowner in Nassau County, NY. As the landlord, I have an accessory apartment that I occupy. I have been considering renting the rest of the house out by the room rather than renting the whole house to a single family. Essentially the house would become a boarding house.
However, I am concerned about the following:
1. Is it legal?
2. Will the neighbors get annoyed seeing many cars parked on the streets and report me (if renting by the room is illegal)?
3. Does anyone know of someone in Nassau County who has done this or is currently doing this? How are they handling it?
Another alternative was turning the house into a short-term or medium-term rental (STR or MTR). Does anyone know if nassau county allows this? I would continue living in the accessory unit. STR or MTR might be the path of least resistance and, possibly, no legal consequences, assuming I get the proper permits.
If your "Friend" has homeowners insurance and the company finds out it's being used as a boarding house if say there was ever a claim, the claim would be denied and his homeowners insurance would be cancelled. If it were me I would never rent out my house or rooms in my house to anyone. In case you didn't know NY is a tenant state not a landlord state. The law will side with your tenants. If the town finds out and I am sure they will because a nosy neighbor rats you out because there are multiple cars and people at the home you could be subject to a fine. Tell him not to do it.

Nope don't do it. First I do not believe it is legal to run a boarding house on LI, which is what you are turning your home into. Secondly,Here is a thread that will change your mind and it is not just a room. Picture a house like this and multiply it by the number of room rentals.
