Hi everyone so torn between Commack or Dix Hills. Everything seems comparable in terms of schools, taxes etc. We are down to two homes. One is in dix hills and one is in Commack. The Commack house was bought by a contractor who flips houses who is also a relative and will sell it to us $100k cheaper than the Dix Hills house. HE will build it the way we want inside. The Dix Hills house is move in ready with a few outdoor cosmetic touchups and is slightly larger than the Commack house.

My question is if you had kids which neighborhood would you prefer? We save $340 a month on the Commack house but is it worth it? I prefer diversity and a great school district.

Some areas of Commack are in the Half Hollow School District, same as Dix Hills. Did you check?

If you want a good school district with diversity, HHH > Commack.

Commack is a pretty good district.

HHH is a top district, and diverse.

You may want to consider more finite points in deciding. For example, areas of southern Dix Hills abut communities such as Wheatley Heights or Deer Park, Commack is generally surrounded by border communities that are equal or greater in home value relative to the community.

Lot size.... One bigger than the other?
Serenity.... One lot more serene and peaceful than the other?
Road Noise.... One closer to major roads or parkways where you can hear the noise?
Facing Exposure... Is one house situated to a southern exposure over the other? Morning and evening sun?
Drainage... Is one house situated at a low lying point in the property? Think like water and decide where you would be likely to go in a heavy rain, etc.
Roof Complexity... Is one roof simpler with less dormers, gables and valleys?

Theses just a few criteria....

haha thanks. Is the HHH school district really that much better than the commack school district?

I'm not making any judgment here LOL. People look for different things in school districts - don't know what's important to you.

Just pointing out that you're in the same school district, no matter which home you might end up buying if it's one of the two you're referring to.
