I am thinking about purchasing a fixer upper in Rockville Centre/Oceanside Schools. The last time i went in there, i noticed a few puddles in the basement and being that the homeowner is very old i doubt she maintains very well. I dont mind putting a good deal of money in the house but im concerned there may be mold due to lack of maintainence. Is there anyway I can get someone in there to inspect the house for normal issues (foundation etc..) as well as guarantee me that there will be no mold issues midway through fixing the whole house up. I can just barely afford to do the rennovations while keeping it under the average price for a home in this area. If there were black mold it would destroy me.

A normal house inspector should do the trick, or you could spend buku bucks and get a mold specialist in there. Either way, you have to be in your inspection period, which means getting an offer accepted. In most states, you can pull out and get your deposit back if you find something in the inspection you don't like.

Either way, you will need the cash to get it checked. Inspectors typically do not wait to get paid at closing.

Our company does both home inspections and mold testing. Both can be done at the same time thus saving money.

Does the basement have an odor? Is it a finished basement?

Mold needs 3 things to grow: moisture, food source (cellulose) and lack of direct sunlight.

The best "guarantee" would be a mold test using air samples sent to a EPA certified lab.
