I found a property in Rocky Point we are interested in. I know for sure the schools are good because my fiancee works part time at the high school and we know plenty of ppl in that area. It needs mostly updating and stairs to get to the other bedrooms in the basement. OR we get the house that doesnt need hardly anything in Mastic Beach. (Which is considered bad area.) My Fiance is saying that he doesn't want to do too much work on a house but I think for the price and the area the Rocky point house is not looking to bad.

The town has gentrified beautifully since 2000.Its the best value play on the North Shore.
That's a no-brainer - buy the worst house on the best block. That's coming from someone who just spent the weekend pulling 5 layers of wallpaper off and about 2,000 staples out the original hardwood floors. I don't mind doing the work because I know I'm staying!!

What everybody else said...everything starts with location. Buying in Mastic because of your fiance's motivation to do little work would be extremely short-sighted.
