How much time should a house be given on the market? I'm planning on moving next June and need to sell my house. Not sure when to start showing it though.

If it is priced well figure about 2-3 months on the market and another 2 months from contract to closing.

I would recommend leaving it on long enough to sell....

If it is priced right, it will sell soon. If not, it will sit. My opinion ; i would try to sell it sooner than later. You dont want to be stuck with two houses.

My parents just sold their house TODAY! after 3 months on the market. Honestly I'm surprised it's selling at all for a variety of reasons...but there you have it. A chair for every arse.

Thanks for your responses. My thinking is to put it on the market in March with the hopes of having it sold by the end of June when the kids are done with school. Maybe I should start earlier??

Personally, I believe you should start sooner. You need to allow for the time it takes from contract signing to closing.
Unless you price it very aggressively (another word for "low" ) it'll most likely take a few months to "sell" (as Tom pointed out) and then you get to the contract/closing stage, so overall it can easily take five months or more before you hand over the keys to the new owners.

How long can a closing be delayed? Suppose, by some luck, my house sells sooner than I am ready to leave? This is why I am trying to time this right.

I believe you have 30 days from the "on or about date" set in the contract.
