i rent a garage in los angeles california, been renting lil over a year for $300 a month, i dont reside on the premises. the landlord sends me a 30 day notice that the rent would increase by $150 so the rent would be $450 for a pre 1930s garage i think. As far as i know theres rent control here but i dont know if that applys to garages rented separately.

Rent control only applies to multiple dwellings, not garages.

Wow! That's a lot of money for a garage. I rented 2 of mine out for $200 per month, which I reduced from $250 after the real estate problems (in a very accessible area of Culver City). The only thing I can think of is that when I have a tenant that abuses my property, I don't argue with them, I will just pay for the repairs and give them a HUGE increase in the rent and they voluntarily leave - works every time. If you haven't been an undesirable tenant in any way, maybe the landlord just needs the garage back and, like me, don't want to ask you to leave. Garages all over the city are lower now than they were in the real estate boom.

thanks for the info. are yours two car garages? and the place were my garage is at he to up the rent to the tenants that live there by $300 dollars. maybe he wants everyone out. do you have any garages for rent?

I don't have any for rent right now, but there are usually tons for rent on craigs list.
