I see what you did there, for those who didn't, it was never blighted. It was that in the late 50s through the 60s white folks fearing "blight" like that a son of the Genius Ray Charles might end up with their daughter and drop the property values fled. And by the 70s the white folks were all gone. Replaced mostly by graduates of Historically Black Colleges, many of whom were middle and high level civil servants. You could test into government work and thus the interview and opportunities to input bias were less.

It was about a decade after the Rodney King riots that the younger children and grandchildren of those who fled started buying back in as those black folk who bought in during the 50-60s panic started dying off.
