I can't wait to try that hike out. We bought a house somewhere that a lot of people think is ghetto, my girl's parents poo poo'd our house on the first time visiting. And I just saw a similar 2 bedroom house list for $600k about 3 blocks away. So I can understand why certain areas are liked. Seems like in LA we really are going block by block.

That being said its really hit or miss where you end up looking in LA. NELA to me when we looked was very hit or miss with the tagging. And just how much tagging are you comfortable with when plunking down $400k on a house??

The drive from Highland park to the Westside was bad 10 years ago. I'm sure it only got worse. I don't know why you'd want to live anywhere east of Downtown. The drive into Downtown into the Westside is bad, the drive Burbank would be bad too. You might as well make one of those drives a short one. Is it a budget thing? I know you said you didn't want a condo, but look at a condo complex on the 5800 block of Benner St. Save some money short term, enjoy the pool and bbq area and take your time to find a place in Highland Park if that really where you want to live. The price in that complex are artificially low due to the previous short sales. You'll find that owner there is cheaper then renting.

I live in Highland Park and have been looking for a house. I think the type of house you can find near Lake Balboa/Van Nuys, etc. might be a better fit for you with kids. Here in Highland Park most houses are older, from the 1910-20's and do not have easy access or open access to a back yard large patio from the interior living spaces. But the many of the homes I have looked at in the Valley where you are also looking seem to be on flatter lots with sliding doors and open to a yard. I work near City Hall, so Highland Park works for my commute, but the type of home I would prefer with kids, are the ones I like on the tree lined, flat streets in the valley that are not the best commute for me. Just an observation and of course not all homes are the same in both areas.

I guess it's just me but I prefer the "gritter" areas. I know Santa Monica and the Valley are nice and all but to me they are BORING & Expensive. I'd rather hang out East of La Brea now as that is where there is more fun & a more authentic LA experience. Sometimes I feel like people are really stuck up when something when something looks "ghetto". Plus, If you would have seen NELA 10 years ago then you would know that it is much nicer than it used to be...which can be said about alot of LA.
