Last year, I saw 2BR+ houses in Mar Vista for around $800K. This year, almost none. Is it simply because the prices have gone way up or is it possible that people are just not selling right now and later in the year, there might be more?

Homes go quick, the markets turned at the end of 2012. If you aren't prequalifed and working with a agent, you are just a spectator. Inventory may increase but some people list above market price since it cost them nothing and they have nothing to lose and aren't interested in selling.
