My girlfriend and I are considering moving here. There are a ton of new upscale apartment complexes here but driving around Vanowen (and more north) is a little seedy. Does anyone have experience living in this area?

My info is dated but the area you outlined is OK but the area just north of Canoga High School has always been a little seedy. Trust your instincts. They are right.

That said, I would not hesitate living in the area you outlined and south

The area is fine, it's just a little boring. It isn't dangerous but obviously take the normal precautions you would take anywhere in the city.

Since you are near the mall and a high school you will suffer through a large amount of traffic especially during the holiday season. Although there are new "upscale" apartments there you might get a little bored with the nearby amenities unless you enjoy going to the mall every day. But the benefit to that location is how close it is to the orange metro line which is great for walking, running, biking, or taking the bus across town.

I've grown up in the area and I think the best thing about this location is the convenience of the orange line being so close so I can always jump on that if I don't want to drive into hollywood or in the general direction.

If you're looking for a night life this is not really the place to find it. But if all you're concerned about is safety you'll be fine.

There are quite a few apt complexes south of victory blvd, compare prices with those developments in the area you outlined. Either way, not a bad area.

Note that Canoga is an offramp from the 101 going north, but not south. A slight pain.

Your outlined area is great. Tree lined condos with a huge park right near with concerts and movies 2x a week in summer. Shopping of all kinds, two malls, movies, etc walking distance. Lots of restaurants. My brother's firm is in one of those buildings.

Do not go farther north. . Seedy.

He actually is describing an area that is north of what you describe, which is the Warner Center area SOUTH of Victory.

The outlined area is a more newly developed area that's sort of grown out of the slow redevelopment of the area due to the mall re-vamp and the Orange Line.

I like the new buildings and such, and would for sure live there if I was looking for that kid of thing. Truth be told, though, it does border some less-than-stellar areas on the north side. But where in LA can you say that's not true?
