We are moving to the area for a job in Santa Clarita. Are there any recommendations for places to live in the Valley? Safety is a major issue. In addition, having recently left Philadelphia - is it a total pipedream to find a town/community where you can actually walk around from your neighborhood to the local restaurants/shops/etc.? I realize LA is all about car culture, but I figured it wouldn't hurt to ask...

Safety, neighborhood restaurants, shops, parks, would be in Santa Clarita itself. Safety and neighborhood restaurants in the Valley would be the communities immediately hugging the 101 freeway, or the western part of the Valley.

The silicon valley isnt cheap, small houses can go for a million! I would buy a half hour to an hour commute away for far cheaper. Save as much as you can from those fat job paychecks and retire early then move out, buy a huge house really cheap and live the rest of your life free

I think Carrboroite means the Santa Clarita part of L.A., you know, like Newhall, Valencia. And yes, these would be safer in Santa Clarita.

There are no areas in Santa Clarita that replicate walkable Philadelphia neighborhoods. It's a safe series of suburban streets with Applebees and Starbucks.

Default Looking for a town to live in

Thanks for the info! I've also been told that Chatsworth and Pasadena are additional towns to look into.... Is it correct to assume these would probably be a reverse commute from these locations to Valencia? Or is traffic over all terrible that it wouldn't really make a difference? Are there any other recommendations for safe communities to live within a 45 minute commute to Valencia? In particular - are there any communities where it's actually a walkable community with local and non franchised restaurants/businesses?

Chatsworth is good, Simi Valley is close to that and even nicer. It's a little bit of a drive to Santa Clarita but I don't think you'd hit the really bad traffic. South Pasadena is nice too. All are small towns with the amenities close by. In Simi it's about an 8 mile stretch total so you could walk/bike wherever. Same for Chatsworth (much smaller actually). Good for raising kids. I would highly recommend any of those areas. Traffic IS terrible most places but when you get that far north of the greater LA area it is better. Pasadena is a little more urban but you could live in South Pasadena where it's a cute little town with really nice little houses. I really like it there. Oh and it's Southern California so pretty much everything is a franchise or corporation. Your going to be looking at big chain stores, Wal Marts, Border Book stores and a Starbucks on every corner. It's just the way of life here... blah

Burbank is very walkable, particularly near the Media Center Mall. There are also a lot of non-chain restaurants, etc. Ditto with Old Town Pasadena and the area of Glendale around Brand Blvd. Montrose and LaCrescenta are also good areas to look.

Chatsworth can be an "iffy" area, depending on where you pick to live but especially if you are looking at renting an apartment there. The neighborhoods with houses tend to be safer. There isn't really a "downtown" area in Chatsworth like there is in Glendale/Burbank/Pasadena/Montrose.

I am a 28+ year resident of Santa Clarita and local real estate agent. I would highly reccommend living ANYWHERE in Santa Clarita. DO NOT move to the San Fernando Valley. Trust me. I can put you in a major advantage position by telling you the differences between Newhall, Valencia, Saugus, Canyon Country, Stevenson Ranch, Westridge, and Castaic. All these areas make up the Santa Clarita Valley. Where I would reccommend would depend on what type of housing your looking for and simply knowing some of your preferences for amenities and area. You mentioned avoiding areas with franchised type businesses. Those are in huge abundance just about anywhere in LA County, but there are still some suggestions.

Email me with exactly what your looking for, or post it here, and I'll tell you the best communities in Santa Clarita for you, whether you want to rent or own.

Take care!
