Terrible commute to Pasadena. Anywhere east is good as you have the Gold Line.

Sleepy Hollow in Torrance is a nice neighborhood however there is the Christmas lights crowd during the holiday season.

Derp?

Deepest furthest place in Torrance from freeways, and the only way your sniffing $500k or less in that neighborhood is if someone will put their tool shed for sale.

I love the Antolope Valley.

Palmdale or Lancaster, lots of house for the money and I like the Metrolink ride.

There are also homes in Santa Clarita and Rancho Cucamonga in that price range as well.

You'll have to give up walk ability though. All those areas are suburban tract homes.

Do a search on Redfin. Set up your filters and you can search on current list prices as well as recent solds.
I lived in a walkable area of the IE for 24 years, near Chaffey College in Alta Loma. My wife doesn't drive due to her vision. We found an area near a grocery and two Omnitrans routes.

TX is crazy.

At some point CA started to look reasonable to me

More than the core areas. Texas doesn't actually create jobs but it does import them, and most of those are going to Plano. Collin County and all of Frisco are getting past the point of the Texas affordability myth just on purchase price, let alone the insane property taxes.

Whatever a lot more means, it really isn't. In California a house is a place to be inside when you need to be, preferably with a lot of windows to see the pleasant surroundings. It doesn't need to be that big.

In Texas the price per square foot is lower, as it should be, but the number of square feet is higher. Once you get outside, you are in Texas, also known as America the Average, so the reason for the difference in housing price is quickly obvious as the uninspiring surroundings and awful weather make apparent.

Right where I am (Maryville, TN). We moved here for the schools and now that our children are gone, we had a chance to ask the question you just asked, d_vader123. My husband and I listed some warmer climate area ... decided they were too warm for year round and not as nice as TN. We listed places where we could be near beaches ... decided it would take the fun out of vacations and take us away from the beautiful mountains. We listed bigger cities where we could enjoy theater/concerts ... decided no income tax in TN outweighed local broadway plays. Were tempted to move back to be closer to aging parents ... just couldn't bring ourselves to move away from the bible belt.

Either Long Beach, Norwalk, or somewhere else in South Central (except the Eastside)

That would buy a decent enough house in Fullerton or Anaheim
