I have been looking to buy a condo and with some prices recently dropping, have figured it is time to pull the trigger. I work in the SGV and the wife commutes a bit further north but we have figured it is time to stop renting and time to put some money down to buy. We were specifically looking to buy a condo and live there for a couple years, then consider renting it out.

Because of this in mind, we are looking are properties that are safest, best in location and best school districts.

Comparatively, which of the locations and where in each particular location would be ideal for us to buy a condo? In particular we are looking at South Pasadena, Arcadia, Monrovia, and La Canada/Crescenta?

Safest? There are safe and unsafe parts of every city (although it's possible that La Canada does not have an "unsafe" area.

Best public school districts in order of top to bottom: La Canada, Arcadia, South Pasadena, La Crescenta, Monrovia.

What's your budget? Where are you and your spouse's work locations, and what is a tolerable commute time for you?

Are you looking for a 2-3 bedroom condo so you can maybe rent to people with children because you asked about school district.

Thanks. That is good to know. I was looking into school districts and found that the California board of education disbanded the API and are now using dashboard metrics. This doesn't seem to have any bearing on current status quo of school districts and rankings.

As for our budget, we are looking at the 500-650k ideally and we eventually would like to rent it out to families with kids as well in our same situation, but eventually when we get older. I currently work in the Arcadia region while she works out near Burbank (she has the longer commute). A tolerable commute for me would be 15-20 min.
