The child is the problem.
What you need if you want to have any credibility around $3-4k/month.
On your own around $2000.
Children have been my greatest single expense for the last 20 years and the solution is to make more money!!

actually as for the old ladies renting below market value, my experience has been quite different. the older landlords and landladies think their property is worth than anyone else thinks it is worth.

It is not a matter of how much you pad, it is a matter as to whether it would be allowed or not, cut and dry. As for advise, I understand what you are saying but you have to understand anyone questioning your move is just trying to be helpful. AS for bumping up the rent, I think you will need to bump it up about $500 to a thousand or live with living 50 or more miles from Los Angeles and of course nowhere near the ocean..

Years ago our daughter took voice lessons from a couple who wrote, sang and performed all over L.A. They lived in Burbank (no kids, though). They taught instrument and voice at a couple of music stores during the week.

I saw a 3BR SFR the other day in Silver Lake, which was zoned for home/business. It had 1.5 bath, and was going for $1900, with 2 parking spaces. I thought this was unbelievably cheap, and might be perfect for you. It was on Griffith Park Blvd, if you want to hunt around for it (I didn't need it so didn't write it down myself). That area has an excellent elementary school (Ivanhoe), and is perfect for music scene/ hip/ etc. I didn't catch the age of your son, but make sure about the schools in that area. Some are GREAT - others terrible.
