Mockingbird Hill-Glenview (big bucks), Ormsby/Applewood, Plainview areas of 40222 (200-300k), Dixie Hwy south of Greenwood (100-150,000)

Hi Census. Suppose I wanted to buy in an area that would have a nice resale value in the next real estate cycle. So to live in for a few years, then sell, rinse and repeat.

I can't tell you how many times I have seen real estate bargains that persist for a little while in certain areas and then all of the sudden everyone wants to be there and the prices jump.

Anywhere surrounding downtown south and east...lower Highlands, Irish Hill, Phoenix Hill, Butchertown, Clifton, Old Louisville, Germantown.

Haven't forgotten about your recommendations. I am going to scout around this weekend.

I had a friend of a friend tell me to stay away from Germantown. Not sure why. Is there anything negative about it other than it may be a little too urban for most people?

If you want price STABILITY, the East End (esp North of I-64 and west of I-65) will give you that. If you want large price GAINS, Old Louisville has the city's fastest rising house values. Areas along and south of Eastern Parkway would also be a good bet

Areas where property values are unstable and could rapidly decline would be areas along Dixie Highway, Southern Parkway, as well as Okolona and northern areas of Fern Creek. Note most of these areas have poor freeway access to Downtown.

Due to rising gas prices, Shelby and Spencer Counties are ticking time bombs for house prices (both 20-30 miles from major employment areas

I think Oldham & Bullitt Counties are close enough to major employment areas in Louisville that they are pretty stable, although gas prices may put a ceiling on prices

stx ~ What are considered the lower Highlands? Can you give me street perimeters? Also, is Irish Hill the area surrounding the Cave Hill National Cemetery that is not Cherokee Triangle? I'm trying to learn the names of all these areas, but it's like a jigsaw puzzle. I have pieces of maps all over my desk.
