Hi again. I'm looking strongly at buying in Douglass Hills. Problem is ranches are extremely limited. Is it always that way or is there a certain time when more houses become available in that area (Douglass Hills, Plainview, Hurstbourne). I was in Louisville earlier this month and was surprised that there weren't more homes (ranches or 2 stories) for sale in DH being that the 8000 tax credit was available. Seemed like more owners would want to put their houses on the market at that time. Is it that this area is so popular, sellers can sell their ranch homes with or without a tax credit for buyers. If the pickins for ranches in this area is consistently slim, then I will need to reconsider some things. Any advice is appreciated.

When I looked at homes about 3 years ago, and close to 10 years ago, there wasn't much for sale in Douglass Hills either. I would imagine more homes will be for sale in the next couple months though. A lot of people put their house up for sale once their children are almost out of school.

Its a serious gamble. There is a ranch house that I saw that I 'mostly' liked. I liked the fact that it was in a good area, had larger bedrooms, a beautiful large yard, first floor laundry, a family room with one of those ceiling with wood beams in it, a mostly finished basement, and a deck and I liked the exterior style. Main issue was the unfinished portion of the basement was very 'unfinished' and rather junky so I couldn't see part of it. There was no odor though. Not sure if inspection would catch a leak if its not raining during the time of the inspection. The only other things is that there was no fence (I have dogs) and I'd prefer at least some hardwood and there was no hardwood floors. The price is a bit steep too, for the amount of updating that had been done. I am relocating to the area and I can rent and keep searching, but I'd have to essentially move twice plus there is a risk of nothing coming available this summer.

Are you moving yourself or is your company paying for it? If your company is paying, have them put most of your things in storage and just have them take a smaller truck to move some stuff into a rental. When you find a home, then you can just move the things in your rental again, and have the rest delivered. That is what we did and even though we were without some furniture and a few other things, it was fine for the 2 or 3 months that we rented. I am sure there will be more homes for sale this summer, and you are looking in a pretty broad area so it won't be difficult to find something you'll love.

Yeah, the move is being paid for and I do have the storage option. I just kinda wanted to be settled with the dogs and start work. Also there is the problem finding a 3 month lease (and even then I'll probably need to break it). Corporate housing is over the top expensive and that is not subsidized.

Hey we are facing the same dilema but really not sure we want to purchase in Louisville. My husband is renting month to month at the Crowne at the Summit 2bed/2 ba not a bad month to month fee when you consider the alternatives and they do allow pets. Check it out might be a good short term fix! Good Luck!
