I'm looking into properties in Caribou, Houlton, Presque Isle, Limestone, Van Buren, and Bangor. Now, let's be honest...Are there bad parts of these towns that we from away should be aware of?

Do you mean to buy? I live in Caribou and honestly, there really aren't any bad parts of town (of course, some neighborhoods are considered more "exclusive").
I lived in Presque Isle for most of my life, and there are several areas to avoid: around Chapman Street, around Exchange Street, around Carmichael Street/Jordan Street, anywhere around Dobson Street, and anywhere around Skyway Industrial Park (usually just called "the Base").
Not just limited to those streets, but the neighborhoods around them. All of those areas are pretty sketchy.
Houlton is a really nice town; I know it pretty well and am not aware of any really bad parts.
I lived in Limestone for four years and it is also pretty nice. It is the smallest town on your list, and really only has a few neighborhoods to start with. There are some older houses that need renovating, but no really bad areas of town.
I don't know Van Buren as well, but it is only a bit bigger than Limestone. I haven't seen any bad neighborhoods, but again, some older homes need renovating.
Bangor has Capeheart, Fifth Street area, and several others. Other folks on here can tell you more about Bangor.

If you go to american fact finder which is the governments web site for census information..

American FactFinder

you can actually use the map feature to see any particular city or municpality according to age, race, income, ect...

Now the map feature is only available for the last 2000 census but 2010 should be up their pretty soon..

If you have a basic understanding of the general demographic make up of most of those areas that you consider to be the "other side of the tracks" type of area it is a usefull and accurate tool.. even using information from census 2000 it is still fairly accurate..

Bangor is the only town you have to worry about there being a bad area of the towns listed.
