Westport/Dartmouth is a great place to look. 10k students at UMD, and I think about 70% live off campus. Students are always looking around there, and it's easy to keep a steady flow once you get the first renters in the door. I'd look for nursing students- Good program, and I'd say you minimize the chance of damage to the property...

I'd consider Salem, Lowell for the same reasons, though in a town like Westport, you can use that as a summer home. One of the hidden gems in all of Massachusetts IMO. If it doesn't have to be in MA, Portsmouth is the obvious vote. Prices will continue to boom there as a residual effect of Boston's market vibrancy.

I doubt you can get anything but a small condo (or a teardown) in Portsmouth for 300k these days. It's very pricey.

Leominster, MA? Fitchburg State is nearby, so is the commuter rail. Area is not the greatest, but prices are not ridiculous either. Maybe worth a look.

I was actually thinking Chelsea myself.


There are some fairly decent parts of Chelsea that crime isn't as prevalent. An investment there might come to bear fruit other than rent in 10-15 year or beyond as that area gentrifies

And those are all SFH. He wants to rent out places. Generally one does not look for SFH as investments for doing so.

Cheslea is very close to downtown Boston, plus they're getting a dedicated transitway with busses that'll go to the seaport. I could see it gentrifying.

Roxbury too is a great deal for where it is located.

Could work if you lucky never to encounter a dead beat, or if gangs dont target your specific block. Might be best to hire a management company to collect rent and maintenance requests until it becomes safer. Watch out for families cramming 10 ppl into 1 be, you'll be on the hook for fire issues
