They "want either new construction or a newer home", not a teardown.

That was the description of Arlington, VA. No where did they say that was what they are expecting here. If you want great schools and new construction for under $1.8 million and proximity to Boston and the rest of the North Shore, then Lynnfield is the answer.

Mmkay. Way it was presented, I took it as criteria.

Winchester might be a good place to look. You could get into Lexington at 1.8 but it wouldn't be new construction.
I would second the recommendation for Winchester. I live just adjacent in (much more affordable ) Woburn, but frequent Winchester a lot and it's a great town. Very walkable, lots of dining in the center, and proximity to the Fells and Mystic Lake, both of which are very scenic. You would have fairly quick access to the North Shore & Haverhill via S. Border Rd to I-93, and plenty of back roads to Lexington.

Maybe even Wakefield. Nice downtown and Lake Q is nice.

Im not sure why you would want to eliminate some of the older builds - Boston is a bit different than the Southeast + DC where New Construction is commonplace. Unlike DC a lot of the highly walkable + Desirable suburbs don't have many (Any) new homes. But if that will hold you back, you are holding yourself back. A LOT.

The 1.8ml budget wouldn't cut it, but would you be willing to look at the remaining 95-98% of the stock? You might find something.
